What is the Building Construction Index (BCI)
February 26, 2024The projected structure will dwarf its three siblings, the Azrieli towers, rising 91 stories to a height of 350 meters.
The upcoming Spiral Tower by the Azrieli Group in Tel Aviv has received approval from the Tel Aviv local planning and building committee at the beginning of 2022. This tower, standing at 91 stories or 350 meters (1,150 feet) high, is poised to become the second-tallest structure in the country. Dubbed the Spiral Tower, it will be part of the Azrieli Center Complex, which already includes the iconic circle, square, and triangle towers that grace the Tel Aviv skyline. Construction of the tower is estimated to take approximately four years, as reported by the business daily Calcalist. It will be erected on the site previously occupied by the Beit Yedioth Ahronoth building, a location steeped in history. Once completed, the Spiral Tower will surpass Israel’s current tallest building, the Azrieli Sarona Tower, standing at 238 meters.
The planning for the Spiral Tower was undertaken by the US architecture firm Kohn Pedersen Fox Associates (KPF) in collaboration with Israeli firms Moshe Zur Architects and Eli Attia Architects. KPF is renowned for its work on some of the world’s tallest structures, including the 555-meter Lotte World Tower in Seoul, South Korea, and the 435-meter One Vanderbilt Tower in Manhattan.
Azrieli Group announced its intention to build the Spiral Tower in December 2018, estimating a construction period of approximately 6-7 years with a budget of roughly NIS 2.5 billion ($800 million). Construction is scheduled for completion by the end of 2026.
The Spiral Tower is expected to occupy approximately 150,000 square meters of space, equivalent to the combined area of the three existing towers. Its base will extend to accommodate an additional wing and entry plaza for the Azrieli Mall, making it Israel’s largest shopping center with over 400 stores.
Above ground, the tower will house commercial floors at its base, office floors up to halfway, residential floors for rent above that, comprising 171 housing units, and a hotel with around 250 rooms at the top. The 90th and 91st floors will host an open-air chef restaurant and bar offering a 360-degree view of the city.
The site will feature six levels of underground parking, along with an additional commercial floor below ground directly connected to the King Saul station of the Red Line light rail, which is currently under construction.
The Azrieli Spiral Tower, upon completion, will claim the title of Israel’s tallest building. However, its reign may be short-lived, as construction is underway for the 120 Tower, reaching a height of 520 meters, in the Israel Diamond Exchange complex in Ramat Gan.
